Where is Kilburn located?
This is a neighbourhood in north west London, just under four miles north of Charing Cross. Situated in postcode region NW6, the area is split between the Boroughs of Brent and Camden. A small section sits in W9, as part of the City of Westminster. Despite the large surface area, less than 40,000 people live in Kilburn; as there’s a good degree of both residential and commercial properties here.
Dollis Hill and Child’s Hill sit to the north of Kilburn. Fortune Green and West Hampstead are to the east, West Kilburn and St John’s Wood to the south, and Willesden Green and Kendal Green to the west.
What transport links does Kilburn offer?
Accessibility to the rest of the capital is fantastic, with plentiful Overground and Underground links.
Kilburn station sits on the Jubilee line between Willesden Green and West Hampstead, and Kilburn Park on the Bakerloo line between Queen’s Park and Maida Vale; both within Travelcard Zone 2. Brondesbury and Kilburn High Road both service the London Overground.
London buses function day and night throughout the neighbourhood, connecting Kilburn to Victoria, Marble Arch and Oxford Circus.
This area is a little bit too far out of the city centre for Santander Cycle docking stations. Instead, you’ll find these in nearby St John’s Wood. There are also lots of private transport options.
What is there to do Here?
The diversity of the population is reflected in its many independent shops, restaurants and cafes. Despite the neighbourhood being primarily residential, there’s still plenty to do in and around it.

Property throughout the area is varied. In the north of the neighbourhood, Edwardian detached, and semi-detached homes prevail on the streets. Elsewhere you’ll see the traditional two and three-storey Victorian townhouses so common in the capital. There are some extra-large detached Edwardian houses around green spaces and conservation areas, but these are rarer.
Now, there are more flats than houses in Kilburn, and these dominate the property market as they have a much higher sales and rental turnaround than family homes. There are some new-build estates and developments because of recent regeneration investment in the district.
How safe is Kilburn?
Kilburn is a bustling neighbourhood all the time and safety comes in numbers, as you’ll rarely find yourself alone. Crime levels are mainly petty, and with so many transport options both day and night, there’s lots of safe ways to get around the area without walking on your own. There’s such a mix of people around that you will always find someone approachable should you feel the need to.

Kilburn is a veritable melting pot of cultures, ethnicities and religions. What used to be a very Irish area is now primarily Caribbean and Afro-Caribbean, although you’ll still find almost 13% of the population here were born in Ireland. St Patrick’s Day and Caribbean festival celebrations in the neighbourhood are always worth attending! Exact demographics of the community in the area are difficult to obtain because of its split across Boroughs, but there’s also large Cockney, African and Asian groups living here. The area attracts families and expats rather than young professionals or the middle classes.
